Skylights That Let In Light, Not Rain

Skylight repairusually means fixing what's around the skylight, not the skylight itself. The flashing, curb, and seals that tie the unit into your roof take the full force of South Florida sun and rain, and that's where nearly every skylight leak starts. We find the failure, fix it with flashing matched to your roof, and water-test it before we leave.

When the unit itself is worn out, we replace it with an impact-rated skylight approved for your county. Water already in the ceiling and not sure where it's from? See our roof leak repair service.

Repair Or Replace

Does Your Skylight Need Repair Or Replacement?

If the skylight itself is sound, a repair to the flashing and seals is usually all it needs. If the dome, glass, or curb has failed, a new unit is the fix that lasts. Here's how to tell which one you're looking at.

Weathered dome skylight with cracked curb and rust staining needing repair or replacement

Usually a repair

  • Water drips at the edge of the frame, not through the glass
  • It only leaks in heavy or wind-driven rain
  • Sealant around the frame is cracked or pulling away
  • The unit itself is clear, solid, and under about 15 years old

Time to replace

  • Cracked, crazed, or yellowed acrylic dome
  • Fogging between the panes (a failed glass seal)
  • Soft or rotted wood curb under the frame
  • The skylight is 15 to 20+ years old
  • You're replacing the roof around it

Droplets all over the glass on a dry day? That's likely condensation, not a leak. It comes from indoor humidity and is fixed with ventilation, not roofing.

What We Do

Our Skylight Services

From a single leaking curb to a brand-new skylight, every job is flashed into the roof by the same licensed roofing crew, so the skylight and the roof are covered as one system.

Skylight Leak Repair & Re-Flashing

Most skylight leaks come from the flashing and seals around the frame, not the glass. We remove the failed flashing, repair the curb, install a new flashing kit matched to your roof, and water-test the result.

Skylight Replacement

When the dome is cracked, the glass is fogged, or the curb has rotted, we remove the old unit and install a new impact-rated skylight in the same opening, with new flashing and underlayment around it.

New Skylight Installation

Want more daylight in a kitchen, hallway, or bathroom? We frame a new opening between the rafters, build the curb, and flash it into your roof so it stays watertight through hurricane season.

Skylight Removal & Roof-Over

If a skylight keeps leaking or lets in too much heat, we can take it out for good. We frame and deck over the opening, then install underlayment and roofing to match the rest of the roof.

Hurricane Ready

Skylight Replacement Built For Florida Code

A skylight is an opening in your roof, so in a hurricane it has to hold up like the rest of it. Miami-Dade and Broward sit in the High-Velocity Hurricane Zone, which has the strictest product rules in the country. Every unit we install is approved for where you live.

  • Product approval

Every replacement or new skylight carries Florida Product Approval. In Miami-Dade and Broward, it also needs a Miami-Dade Notice of Acceptance (NOA).

  • Impact rating

We install impact-rated units built to resist wind-borne debris, so the skylight isn't the weak spot in your roof during a storm.

  • Permit & inspection

Skylight replacement and new installs usually need a building permit. We pull it and schedule the city inspection for you.

  • Flashing matched to the roof

A new unit is only as watertight as the flashing around it, so we never reuse old flashing on a replacement.

By Material

Skylight Repair On Every Roof Type

The skylight might be the same, but the flashing around it changes with the roof. Here's how we seal skylights on the four roof types we see most.

Skylights On Tile Roofs

We lift the surrounding tile, replace the underlayment and pan flashing around the curb, then reset the tile so water runs around the skylight instead of under it. Learn more about tile roofing.

Skylights On Shingle Roofs

Step flashing is woven in with each course of shingles up the sides of the curb, with a head and sill flashing above and below. Done right, it needs no caulk to stay dry. Learn more about asphalt shingle roofing.

Skylights On Metal Roofs

Metal panels expand and contract in the Florida heat, so we use a curb and flashing system made for metal that moves with the panels instead of tearing loose. Learn more about metal roofing.

Skylights On Flat Roofs

On flat and low-slope roofs, the skylight sits on a raised curb, and the membrane is run up and over it. That keeps the unit above standing water after a downpour. Learn more about flat roofing.

How We Work

Our Skylight Repair Process

  1. 1

    Inspect & water-test

We check the skylight, the flashing, and the roof around it from outside and from the attic, and water-test if the leak point isn't obvious.

  2. 2

    Repair or replace, honestly

We tell you whether a repair will last or the unit is done, with photos of what we found and a written quote for each option.

  3. 3

    Do the work

New flashing, curb repair, or a new impact-rated unit, installed to Florida Building Code with materials matched to your roof.

  4. 4

    Test & walk through

We water-test the finished work, photograph it for your records, clean up, and show you what we did.

Pricing

What Does Skylight Repair Cost?

Skylight leak repairs follow our standard roof repair pricing. Replacements and new installations are quoted after an inspection, because the price depends on:

  • Repair vs. replacing the whole unit
  • Skylight size and type (fixed, vented, dome, or glass)
  • Your roof material and how much has to be lifted and reset
  • Condition of the curb and the decking around it
  • Impact-rated glazing and the product approvals your county requires

Skylight Leak Repair: $500 minimum service charge. Most repairs range $500–$1,500+ depending on the extent of damage.

Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.

Skylight damaged in a storm? A cracked dome or torn flashing after a storm may be covered by your homeowners policy. We document everything for your claim as part of our storm damage repair service.

Replacing your roof soon?

Do the skylights at the same time. Their flashing is replaced during a re-roof anyway, so an older unit costs far less to swap now than to tear back into a new roof later. We quote both in one roof replacement estimate. Roof still in good shape? A roof inspection checks every skylight along with the rest of it.

Frequently Asked Questions

Have questions about our roofing services? Find answers to the most common questions below, or reach out to our team directly.

Ask Us Anything
Why Is My Skylight Leaking?

Most skylight leaks come from the flashing and seals around the frame, not from the glass itself. Florida sun breaks down sealant and rubber gaskets, and wind-driven rain finds any gap in the step or curb flashing. A cracked dome, a rotted curb, or condensation can also look like a leak.

Can A Leaking Skylight Be Repaired, Or Does It Need To Be Replaced?

If the unit itself is in good shape, re-flashing and resealing the curb usually stops the leak. Replacement makes sense when the dome is cracked or yellowed, the glass has fogged between the panes, the curb has rotted, or the skylight is 15 to 20+ years old.

How Much Does Skylight Repair Cost In South Florida?

Skylight leak repairs follow our standard roof repair pricing: $500 minimum service charge. Most repairs range $500–$1,500+ depending on the extent of damage. Skylight replacement and new installations are quoted after an inspection, because the unit, its impact rating, and your roof material all change the price. Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.

Is It A Skylight Leak Or Condensation?

Condensation forms as droplets across the whole inside of the glass, usually on cool mornings or when the house is humid, and it shows up with or without rain. A leak shows up at the edges of the frame or the ceiling around it, and it shows up after rain. If you're not sure, we can check it during a free inspection.

Do I Need A Permit To Replace A Skylight In Florida?

Usually, yes. Replacing a skylight or installing a new one generally requires a building permit, and the new unit must have Florida Product Approval. In Miami-Dade and Broward, which are in the High-Velocity Hurricane Zone, it also needs a Miami-Dade NOA. We pull the permit and handle the inspection.

Should I Replace My Skylights When I Replace My Roof?

In most cases, yes. The flashing around every skylight is replaced during a roof replacement anyway, so swapping an older unit at the same time costs less than coming back for it later, and the new skylight starts its life with the new roof.

Can You Remove A Skylight I No Longer Want?

Yes. We take the skylight out, frame and deck over the opening, and install underlayment and roofing to match the rest of the roof, so the patch is watertight. We'll talk through finishing the ceiling side when we quote.

How Long Does Skylight Repair Or Replacement Take?

Most skylight leak repairs are done in one visit. A replacement is usually completed in a day once the new unit is on site. Impact-rated skylights are often ordered to size, so we give you the lead time with your quote.

Is Skylight Work Covered By A Warranty?

Yes. Our skylight repairs and installations are backed by our workmanship warranty, and new skylights also carry the manufacturer's product warranty. We go over exactly what's covered before work begins.
