What Does A Roof Maintenance Visit Include?
Every visit covers the roof surface, flashing and penetrations, drainage, debris, and the attic where we can reach it, and ends with a photo report. Small fixes are made on the spot. Anything larger is quoted separately before we touch it.
Roof surface
We walk the tile, shingle, metal, or membrane and fix what we find: cracked or slipped tile, lifted shingles, loose fasteners, and worn patches.
Flashing & penetrations
We check and reseal flashing at walls and chimneys, pipe boots, and vents, which are the most common places a roof leak starts.
Drainage
We clear valleys, flat-roof drains, and scuppers, and check that gutters carry water away instead of back under the roof edge.
Debris & growth
We remove leaves, palm fronds, and branches that trap moisture, and flag algae or moss staining before it shortens the life of the roof.
Attic & interior check
Where we can get in, we look at the underside of the deck and the ceilings for stains, damp insulation, and ventilation problems.
Photo report
You get photos of what we found and what we fixed, plus a plain list of anything that needs a repair quote later.
When Should You Schedule Roof Maintenance?
Plan around the weather. The rainy season runs roughly mid-May to mid-October, and hurricane season runs June 1 to November 30. The best times to book are spring, right after a major storm, and early winter.
Rainy season in South Florida runs from about mid-May to mid-October. Hurricane season runs from June 1 to November 30. The best times to book roof maintenance are: 1, in April or May before hurricane season; 2, right after any big storm from June through November; and 3, in December, after hurricane season ends. It's October now. Book right after any big storm (step 2), and plan a post-season check in December (step 3).

What Does Roof Maintenance Cost?
Every visit is quoted after a free inspection, so you know the price before any work starts. The price depends on:
- Roof size, height, and pitch
- Roof material (tile, shingle, metal, or flat)
- How much debris and drain clearing it needs
- Number of penetrations and rooftop units
- How easy the roof is to access
Repairs found during a visit: $500 minimum service charge. Most repairs range $500–$1,500+ depending on the extent of damage.
Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
