What Should You Do If Your Roof Is Leaking?

Contain the water, protect your belongings, photograph the damage, stay off the roof, and call a licensed roofer. These five steps limit interior damage and give your insurance adjuster what they need while the source is found.

    Catch the water

    Put a bucket or towels under the drip. If the ceiling is bulging with water, poke a small hole at the lowest point so it drains into the bucket instead of spreading.

    Move what you can

    Pull furniture, rugs, and electronics out of the wet area, and switch off lights or outlets near the water.

    Take photos

    Photograph the stain, the drip, and anything damaged before you clean up. Your insurance adjuster will ask for them.

    Wet tile, shingle, and metal are slippery, and a storm-damaged deck may not hold your weight. Leave the roof to a licensed crew.

Common Leak Points

Where Do South Florida Roofs Leak?

Most leaks start where the roof is interrupted, not in the open field: flashing at chimneys and walls, pipe boots, valleys, and skylights. On tile roofs, aging underlayment is the usual culprit, and flat roofs leak at seams and clogged drains. Summer downpours and wind-driven storms find these weak points first.

Worn tile underlayment

Concrete and clay tile shed most of the rain, but the underlayment beneath is the real waterproofing layer. Once it ages out, a tile roof can look perfect from the street and still leak.

Cracked pipe boots

The rubber or lead collars around plumbing vents crack under years of Florida sun, letting water run straight down the pipe into the ceiling.

Roof valleys

Valleys carry more water than any other part of the roof. Debris buildup, worn valley metal, or a poorly woven shingle valley turns that flow into a leak.

Skylights

Most skylight leaks come from the curb flashing around the frame, not the glass. Failed seals and missing step flashing are the usual causes.

Insurance typically covers leaks caused by a sudden covered event, such as a storm, hurricane, or fallen tree, and the interior damage that follows.
