Every roof Lionz Roofing installs comes with two layers of protection: the manufacturer's material warranty, which covers defects in the roofing products, and our own 10-year workmanship warranty, which covers leaks caused by how those products were installed. One protects you from a bad product. The other protects you from a bad install.
At Lionz Roofing, every roof replacement we complete across Broward, Miami-Dade, and Palm Beachcounties is built to Florida Building Code and backed by both warranties. Below, we explain what each one covers, what it doesn't, and what you need to do to keep your coverage in place.

Manufacturer Warranty vs. Workmanship Warranty
The manufacturer warranty and the workmanship warranty cover different things, and they come from different companies. Here is how they compare.
Manufacturer Warranty

Warranty Coverage by Roof Type
Our 10-year workmanship warranty is the same for every roof type we install. The manufacturer warranty depends on the specific product you choose.
Asphalt Shingle

Tile
In South Florida, the tile itself is rarely what fails. The underlayment beneath it takes the heat, moisture, and wind-driven rain, and it is usually what wears out first. That matters for warranties: the tile and the underlayment can carry separate manufacturer warranties, and a leak under tile that looks fine is often an underlayment issue. Metal
Metal roofs carry the panel manufacturer's material warranty, with terms set by the product you choose. Our workmanship warranty covers leaks caused by how the panels were attached and flashed. Learn more about metal roofing.
Flat / TPO
Flat roofs and TPO roofing systems carry the membrane manufacturer's material warranty. Because a flat roof depends on sealed seams and good drainage, installation quality matters a lot, and our workmanship warranty covers leaks caused by that work.
Wind and Hurricane Protection
Built To Code
South Florida roofs have to stand up to hurricane-force wind, so every system we install meets manufacturer and Florida Building Code requirements. In Broward and Miami-Dade, roofs fall under the High-Velocity Hurricane Zone (HVHZ) and must use products that carry a Miami-Dade Notice of Acceptance (NOA). In Palm Beach County, roofs follow the Florida Building Code wind requirements for that region.
Wind Ratings
The wind rating for your roof depends on the specific product and how it was installed, and it is listed in the product approval and manufacturer documents. Wind uplift guarantees apply only when they are specified in your contract. Learn more about HVHZ roofing requirements.
Storm Damage
A wind rating is not storm damage coverage. Damage from weather events and natural disasters, including hurricanes, is not covered by the workmanship warranty. That is a homeowners insurance matter.
What Your Warranty Does Not Cover
Knowing the limits up front avoids surprises later. Manufacturer warranties also have their own exclusions, which are listed in the product warranty documents.

- Consequential damages.Losses that result from a leak, such as damage to your home's interior or belongings. For a covered leak, we repair the roof or refund the contract amount, whichever is less.
What Voids The Workmanship Warranty
- Work by another contractor.If someone else repairs or alters your roof without calling Lionz Roofing first.
- Final payment not made.The workmanship warranty applies once your contract is paid in full.
How to Keep Your Warranty Valid
- Keep your paperwork.Hold on to your contract and the manufacturer warranty documents. Some manufacturers ask homeowners to register their product, so check those documents for any registration steps.
- Call Lionz Roofing first.Before any other contractor works on your roof, call us at (954) 637-6835. Work by someone else without calling us first voids the workmanship warranty.
- Pay your balance in full.The workmanship warranty applies once the contract is paid.
- Schedule periodic inspections.Inspections are not required to keep your warranty, but we recommend them. A roof inspection catches small issues early, especially before and after hurricane season.
Transferring Your Warranty When You Sell
Selling your home? The Lionz Roofing workmanship warranty transfers to the new owner at no cost. The seller or the new owner just needs to let us know about the sale.
For realtors, a transferable workmanship warranty is a useful detail for a listing. Having the contract and warranty paperwork on hand also helps answer questions from buyers and home inspectors.
