Roof Installation, Done From The Deck Up

New roof installation is the biggest investment most owners make in a building, and in South Florida it has to survive hurricane season, daily summer storms, and relentless sun. Lionz Roofing installs complete new roof systems on existing homes, new construction, and commercial buildings across Fort Lauderdale, Broward, Miami-Dade, and Palm Beach.

Every roof is installed by our own licensed crew with Miami-Dade approved materials, permitted and inspected to Florida Building Code. Tile, shingle, metal, or flat, we'll help you choose the right system and give you a written estimate for free.

Residential, Commercial & New Construction Roofing

Whether you're re-roofing the house you live in, building a new home, or putting a new roof on a commercial building, the installation starts the same way: a solid deck, a code-approved system, and a crew that does it right.

Step By Step

Our New Roof Installation Process

What happens from the first visit to the final inspection, so you know exactly what your crew is doing on the roof each day.

  1. 1

    Free estimate & material choice

We measure the roof, check the deck from the attic, and walk you through materials and colors with a written quote.

  2. 2

    Permit & product approvals

We pull the building permit and confirm every product is approved for your county, including a Miami-Dade NOA in the HVHZ.

  3. 3

    Tear-off or deck prep

On an existing home, the old roof comes off down to the deck. On new construction, we start from the sheathed deck.

  4. 4

    Deck repair & re-nailing

Rotted sheathing is replaced, and the deck is fastened to current Florida Building Code wind requirements.

  5. 5

    Water barrier & underlayment

A secondary water barrier and underlayment go down first. This is what keeps water out if the roof covering is damaged in a storm.

  6. 6

    Flashing & edge metal

New drip edge, valley metal, and flashing at every wall, vent, and skylight. We never reuse old flashing.

  7. 7

    Roof covering

The shingle, tile, metal, or flat-roof system is installed to the manufacturer's specs and your product approval.

  8. 8

    Final inspection & cleanup

The city signs off, we clean up and sweep the property for nails, and you get your warranty paperwork and photos.

Permits & Code

Florida Permits & Code For A New Roof

South Florida has some of the strictest roofing rules in the country. We handle all of it, so the roof passes inspection and is ready for hurricane season.

  • Building permit

Every new roof and re-roof in South Florida needs a permit. We pull it and schedule the inspections.

  • Product approval

Every roofing product must carry Florida Product Approval. In Miami-Dade and Broward, the High-Velocity Hurricane Zone requires a Miami-Dade NOA.

  • Wind-rated installation

Deck nailing, underlayment, and fastening patterns are installed to the wind loads the code sets for your address.

  • Inspections along the way

The city inspects the roof during installation and again at the end, so problems are caught before they're covered up.

How Long Does A New Roof Take To Install?

  1. 1

    Estimate & signed contract

Usually within a few days of your first call.

  2. 2

    Permit & materials

Permit times vary by city, and tile or impact-rated metal may need to be ordered. We give you the current wait when you sign.

  3. 3

    Installation on the roof

Most shingle and metal homes take a few days. Tile roofs take longer, often one to two weeks, depending on size and weather.

  4. 4

    Final inspection

The city's final sign-off closes the permit, and your warranty starts.

Pricing

What Does A New Roof Installation Cost?

The material you choose sets most of the price. After that, the biggest factors are:

  • Roof size, pitch, and number of stories
  • The roofing material and product approvals it needs
  • Tear-off of the old roof, or a new construction deck
  • Deck repairs found once the old roof is off
  • Flashing, skylights, vents, and other roof details

New Roof Installation: $8,000–$25,000+

Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.

Prefer monthly payments? Ask about roof financing when you book your free estimate.

Not sure you need a whole new roof?

A single leak or storm-damaged section can often be fixed with roof repair. If you're weighing repair against a full replacement, our guide covers the signs it's time, and a free roof inspection gives you a straight answer.

Frequently Asked Questions

Have questions about our roofing services? Find answers to the most common questions below, or reach out to our team directly.

Ask Us Anything
How Much Does A New Roof Installation Cost In South Florida?

A new roof in South Florida typically runs $8,000–$25,000+, depending mostly on the material and the size of the roof. Asphalt shingle roofs typically run $10,000–$15,000, metal $10,000–$25,000+, and tile $20,000–$50,000+. Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.

How Long Does It Take To Install A New Roof?

Most shingle and metal roofs on a single-family home are installed in a few days. Tile roofs take longer, often one to two weeks, depending on size and weather. Before work starts, allow time for the permit and for ordering materials. We give you the current wait when you sign.

Do You Need A Permit For A New Roof In Florida?

Yes. A new roof or re-roof in Florida requires a building permit and inspections, and every roofing product must have Florida Product Approval. In Miami-Dade and Broward, which are in the High-Velocity Hurricane Zone, products also need a Miami-Dade NOA. We pull the permit and handle the inspections for you.

What's The Difference Between Re-Roofing And A New Roof Installation?

Re-roofing means replacing the roof on an existing building: the old roof comes off and a new system goes on. New roof installation covers re-roofs and roofs on brand-new construction or additions. Either way, you get a complete new roof system, from the deck up.

Do You Install Roofs On New Construction Homes?

Yes. We install roofs on new homes and additions for builders, general contractors, and owners building their own. We schedule around your build, get the house dried in quickly, and coordinate the roofing inspections with your other trades.

Can You Install A New Roof Over My Old Roof?

In South Florida we tear the old roof off down to the deck. Building code restricts installing over an existing roof, and a tear-off lets us repair and re-nail the deck and put down a new water barrier, which is what protects your home in a hurricane.

What Is The Best Roofing Material For A New Roof In South Florida?

It depends on your budget, your home's style, and how long you plan to stay. Tile and metal last the longest and handle wind and heat well. Impact-resistant shingles cost the least up front. Flat and low-slope sections need a membrane system such as TPO. We'll show you the options that are approved for your address.

Do You Offer Financing For A New Roof?

Yes. We offer financing options so you can spread the cost of a new roof into monthly payments. See our roof financing page for details, or ask about it during your free estimate.

What Warranty Comes With A New Roof?

Every new roof from Lionz Roofing includes our workmanship warranty, and the roofing materials carry the manufacturer's warranty. We go over exactly what's covered, and for how long, before work begins.
