Flat Roof Repair Fort Lauderdale & South Florida
Book a Free Flat Roof InspectionFlat Roofs Don't Shed Water. They Have To Hold It Out.
Flat roof repairis a different job from fixing a sloped roof. Water doesn't run off quickly, so every seam, flashing, and drain is under water during a South Florida downpour, and a small opening can soak the insulation long before a stain shows up inside.
We repair every flat and low-slope system: TPO, PVC, EPDM, modified bitumen, SPF foam, and built-up roofs, on homes, condos, and commercial buildings. Choosing a new system instead? Start with our flat roofing guide.

Flat Roof Repair For Every Membrane
A repair only lasts if it bonds to what's already there, so the method changes with the roof. Not sure which one you have? We'll tell you at the inspection.
TPO & PVC
White single-ply membrane
We clean and prep the membrane, then heat-weld a patch of matching material over the damage. Open seams are re-welded, not glued, so the repair bonds like the original.
About TPO roofingEPDM
Black rubber roof
Rubber roofs fail at their taped seams and flashing. We clean and prime the area and bond EPDM patches and seam tape made for rubber membrane.
About EPDM roofingModified Bitumen
Torch-down or peel-and-stick
Asphalt-based rolls that are torched or self-adhered in layers. Damaged areas are cut out and new plies bonded in, and failed seams are re-sealed. Our torch down page covers it in full.
Torch down roof repairSPF Foam
Sprayed foam with a coating
Damaged or water-soaked foam is cut out and filled with new foam, then recoated so UV can't break it down.
About SPF roofingBuilt-Up (BUR)
Tar and gravel
We clear the gravel from the damaged area, rebuild the layers of felt and asphalt, and put the surface back so it matches the rest of the roof.

Most owners don't know their roof system, and that's fine. We identify it on the free inspection and quote the right repair.

What's Really Causing Your Flat Roof Leak?
What you see is usually a symptom. These are the patterns we find most on South Florida flat roofs, and what we fix so the problem doesn't come back.
Water still standing two days after rain
That's ponding. It comes from low spots, a sagging deck, or drains set too high. We correct the slope in that area and fix the drainage, because a patch alone won't stop water from sitting there.
Bubbles or soft spots under the membrane
Moisture or air trapped under the roof expands in the sun and lifts the membrane. We open the area, check whether the insulation below is wet, and repair it so it can't refill.
Leaks along a wall or parapet
Where the flat roof turns up a wall is the hardest joint to keep sealed. We rebuild the flashing and the metal cap or termination bar that holds it.
Leaks near AC units and roof equipment
Service techs, dropped tools, and loose curb flashing open small holes around equipment. We seal the punctures and re-flash the curbs.
Water spilling over the edge instead of draining
Clogged drains, scuppers, and gutters back water up onto the roof. We clear them and repair the drain flashing so water leaves the roof quickly.
A leak nowhere near any visible damage
On a flat roof, water can run under the membrane before it comes through. We find where it actually gets in, including any wet insulation, before we patch anything.
Repair, Restore, Or Replace?
Not every flat roof problem needs the same answer. After the inspection, you'll know which of these fits your roof.
Repair
The damage is in one area: a seam, a flashing, a puncture, or a drain, and the rest of the roof is sound. This is what this page is about.
Restore
The membrane is dry and holding, but it's aging all over. A coating system can add years before a replacement. See roof waterproofing.
Replace
The insulation is wet across large areas, or leaks keep returning in new spots. Then a new roof installation costs less than chasing repairs.
Commercial Flat Roof Repair Without Closing Up Shop
Most commercial buildings in South Florida have flat roofs, and a leak over a store, office, or condo unit can't wait for a full re-roof. We schedule repairs around your business hours, keep the work off the floor below, and give property managers and HOA boards a photo report of what we found and fixed.

Our Flat Roof Repair Process
- 1
Inspect the roof & drains
We walk the whole roof, check every seam, flashing, and drain, and look at the ceiling below for the leak path.
- 2
Find the wet areas
Where it's needed, small test cuts show whether the insulation under the membrane is wet, so we repair all of the damage, not just the hole.
- 3
Repair with matching material
Welded, adhered, or torched to match your roof system, so the repair bonds with the existing membrane.
- 4
Water-test & document
We test the repair, clear the drains, and photograph the finished work for your records or your property manager.
What Does Flat Roof Repair Cost?
The price depends on your roof system and on how far the water has spread. The biggest factors are:
- Your roof system (TPO, EPDM, modified bitumen, foam, or built-up)
- How large the damaged area is
- Whether the insulation underneath is wet and needs replacing
- Drain, scupper, and slope corrections
- Roof access, building height, and equipment on the roof
Flat Roof Repair: Most repairs range $500–$1,500+ depending on the extent of damage.
Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Water coming in right now?
If the ceiling is dripping, water is ponding against a wall, or a storm just tore the membrane, don't wait for an inspection slot. Our emergency roof repair crew can make it watertight the same day.

How Much Does Flat Roof Repair Cost In South Florida?
Most repairs range $500–$1,500+ depending on the extent of damage. Small seam or flashing repairs sit at the lower end, while repairs that involve wet insulation or slope corrections cost more. Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Can A Flat Roof Be Repaired, Or Does It Need To Be Replaced?
Most flat roofs can be repaired when the damage is in one area: a seam, a flashing, a puncture, or a low spot. Replacement makes sense when the insulation is wet across large parts of the roof, the membrane is failing everywhere, or leaks keep coming back. If the membrane is sound but aging, roof waterproofing with a coating can be an option.
What Causes Ponding Water On A Flat Roof, And How Is It Fixed?
Ponding comes from low spots in the deck, sagging framing, or drains that sit higher than the roof around them. The lasting fix is to correct the slope in that area, usually with tapered insulation or a small cricket, and to fix the drainage. Patching the membrane alone doesn't stop the water from sitting there.
What Causes Blisters On A Flat Roof?
Blisters form when moisture or air is trapped under or between the roof layers and expands in the heat. Small, dry blisters can be monitored, but blisters that crack or sit over wet insulation should be opened and repaired before water gets in.
Can You Repair A TPO Or Rubber Roof?
Yes. TPO and PVC are repaired by heat-welding a patch of matching membrane over the damage, and EPDM rubber roofs are repaired with primer, rubber patches, and seam tape. Either way, the repair has to match the membrane to bond properly.
Can A Modified Bitumen Roof Be Repaired?
Yes. Damaged sections of a modified bitumen (torch-down) roof are cut out and new plies are bonded in, and failed seams are re-sealed. Our torch down roof repair page covers it in detail.
How Long Does A Flat Roof Repair Last?
A repair made with matching material, on a dry and sound substrate, should last as long as the roof around it. Repairs fail early when they're made over wet insulation or when the cause, like a low spot or clogged drain, isn't fixed, which is why we fix the cause too.
Do You Repair Commercial Flat Roofs?
Yes. We repair flat roofs on offices, retail, warehouses, condos, and HOA buildings, and we schedule the work so the building can stay open. Property managers get photos and a written report of what we found and fixed.
