Metal Roof Repair Fort Lauderdale & South Florida
Book a Free Metal Roof InspectionMetal Roofs Last Decades. Their Screws Don't.
Metal roof repairrarely means fixing the metal itself. The panels can outlast the house, but the screws, washers, sealant, and flashing that hold them together wear out much sooner under South Florida sun, salt air, and summer storms. That's where nearly every metal roof leak starts.
We repair standing seam, exposed-fastener, and metal shingle roofs on homes and commercial buildings, using fasteners and sealants made for metal and matched to your roof. Thinking about a new metal roof instead? See our metal roofing page.

Our Metal Roof Repair Services
Screw & Washer Replacement
The most common metal roof repair we do. Every worn fastener is swapped for a new one with a fresh sealing washer, sized to bite into solid wood.
Seam & Lap Resealing
Side laps, end laps, and standing seams are opened, cleaned, and re-sealed with sealant made for metal, then re-fastened or re-seamed.
Rust Repair & Panel Replacement
Surface rust is cleaned, treated, and primed. Panels that have rusted through are replaced with metal matched to your roof's profile and gauge.
Flashing, Trim & Ridge Cap Repair
Loose or corroded flashing at walls, chimneys, valleys, and eaves is re-secured or replaced, along with ridge caps and foam closures.
Storm & Wind Damage Repair
Lifted, dented, or torn panels are secured or replaced after a storm, and we photograph everything for your insurer as part of our storm damage repair service.
Metal Roof Coating Restoration
When a metal roof is solid but its finish is chalking or rusting across large areas, a restoration coating can seal the fasteners and seams and add years to the roof.
Standing Seam & Exposed-Fastener Repair
The two main kinds of metal roof fail in different places, so they're repaired differently. Here's what we look for on each.
Standing seam
Concealed clips and raised seams, with no exposed screws. Repairs focus on:
- Seams that have opened or been bent by wind
- Hidden clips that have pulled loose under the panels
- Sealant at the ridge, eave, and end laps
- Single panel replacement without disturbing the rest of the roof
Exposed fastener & metal shingle
Panels screwed through the face, or interlocking metal shingles. Repairs focus on:
- Worn screws and washers across the whole roof
- Side and end laps that have lost their sealant
- Rust around fastener holes
- Metal shingle tiles that have lifted or come loose
Why Sealant And Tape Don't Fix A Metal Roof
Repair kits, tapes, and sprays are sold for metal roofs, and they can slow a leak for a while. Here's why the leak usually comes back.
Sealant over a bad screw is temporary
Caulk or tape on top of a cracked washer buys a few months at best. The screw keeps moving, the seal breaks, and the water comes back.
The wrong metal causes new rust
A steel screw or copper flashing touching a galvalume or aluminum panel corrodes the panel around it. Repairs have to use compatible metals.
Walking on panels dents them
Stepping between the supports bends the metal and creates new low spots for water. We know where the roof can take weight.

What Does Metal Roof Repair Cost?
The price depends on what failed and how much of the roof it covers. The biggest factors are:
- How many fasteners, seams, or panels need work
- Standing seam or exposed-fastener roof
- Matching the panel profile, gauge, and color
- Roof height, pitch, and how easy it is to reach
- Whether the wood deck underneath is damaged
Metal Roof Repair: Most repairs range $500–$1,500+ depending on the extent of damage.
Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Repair or replace?
Most metal roofs only need repairs. These signs usually mean it's time for a new one:
- Rust has eaten through panels in several areas
- Leaks keep coming back after repairs
- The roof is near the end of its life and the finish has failed
If we see them, we'll say so and quote a new roof installation alongside the repair so you can compare.

How Much Does Metal Roof Repair Cost In South Florida?
Most repairs range $500–$1,500+ depending on the extent of damage. Replacing fasteners on a small area costs far less than replacing rusted panels or reworking a whole standing seam section. Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Can A Metal Roof Be Repaired, Or Does It Need To Be Replaced?
Most metal roofs can be repaired. Leaks usually come from fasteners, seams, or flashing, and fixing those stops the leak without replacing the roof. Replacement makes sense when rust has gone through panels in several areas or leaks keep coming back.
Why Is My Metal Roof Leaking At The Screws?
Exposed-fastener metal roofs seal each screw with a rubber washer. Florida sun dries those washers out, and daily heat swings move the panels until the screws loosen. Replacing the fasteners with new, slightly larger screws and fresh washers is the lasting fix.
How Do You Fix Rust On A Metal Roof?
Surface rust is cleaned down to sound metal, treated with a rust converter, and primed and painted to match. If rust has gone all the way through a panel, that panel is replaced. Near the coast, we also check for fasteners or flashing made of a different metal, which can cause rust to start.
Can A Standing Seam Metal Roof Be Repaired?
Yes. Opened seams can be re-seamed, loose clips re-secured, and sealant at the ridge and eaves replaced. A damaged panel can be swapped out on its own. It takes the right seaming tools, which is why standing seam repair is best left to a crew that installs it.
Does Insurance Cover Metal Roof Repairs?
Damage from a sudden covered event, like a hurricane, windstorm, or fallen tree, is often covered, while wear, rust, and old fasteners usually aren't. We photograph and document storm damage for your claim.
How Long Does A Metal Roof Repair Take?
Fastener, seam, and flashing repairs are usually finished in a single visit. Panel replacements can take longer if the profile or color has to be ordered, and we give you that timeline before work starts.
Do You Warranty Metal Roof Repairs?
Yes. Every metal roof repair is backed by our workmanship warranty, and we explain exactly what's covered before work begins.
