The Tile Isn't What Keeps The Water Out
Tile roof repair starts with one fact most homeowners don't know: concrete and clay tiles shed most of the rain, but the underlayment beneath them is the real waterproofing. That's why a tile roof can look perfect from the street and still leak into the ceiling.
We replace cracked and slipped tiles, rebuild ridges and flashing, and repair the underlayment underneath, matching your tile so the repair disappears into the roof. Planning a new tile roof instead? See our tile roofing page.

Cracked, Slipped, Or Leaking? Common Tile Roof Repairs
These are the tile roof problems we repair most often across Broward, Miami-Dade, and Palm Beach.
Cracked or broken tiles
A cracked tile lets sun and water reach the underlayment. We pull the broken tile and set a matching one in its place, fastened the way the roof was built.
Slipped or displaced tiles
Tiles that slide out of line leave a gap above them. We re-set and re-fasten them, and check why they moved, often a failed fastener or old mortar.
Leaks under tiles that look fine
When the tiles are intact but the ceiling is stained, the underlayment has usually worn out in that area. See underlayment repair below.
Cracked ridge and hip mortar
The mortar along ridges and hips cracks and lets wind-driven rain in. We remove the loose mortar and re-set the caps to current code.
Valley and wall flashing
Valleys and the joints where tile meets a wall carry the most water. Rusted or loose metal there is rebuilt under the tile, not caulked over.
Tiles broken by foot traffic
AC, satellite, and solar technicians often crack tiles walking to their equipment. We replace them and can point out safe walking paths.
Tiles lifted or broken in a storm
High wind lifts and breaks tiles, especially at the edges and ridges. We replace them and document the damage as part of our storm damage repair service.
Tile Roof Underlayment Repair
When the underlayment fails in one area, we don't need to replace the roof. We open just that section, a method roofers call lift and relay:
- Lift and stack the tiles over the damaged area, keeping the good ones to reuse
- Remove the worn underlayment and check the wood deck underneath
- Install new underlayment and flashing, lapped into the old so water runs over the joint
- Re-lay the tile, replacing any broken pieces with the closest match
Underlayment worn out everywhere? Then section repairs only buy time, and a new roof installation is the lasting fix.
Concrete, Clay & Barrel Tile Repair
Each kind of tile is repaired a little differently. Here's what changes.
Concrete tile
The most common tile in South Florida. It's heavy and durable, and most profiles are still made, so matching is usually straightforward.
Clay tile
Clay lasts for decades but is more brittle, so it has to be handled carefully during a repair. Colors vary by batch, which makes matching harder.
Barrel (S-tile)
The curved Spanish-style profile, set with mortar or foam adhesive. Repairs have to rebuild that bond so the tile holds in hurricane winds.

Finding Tiles That Match
A repair should be hard to spot. We identify your tile's maker, profile, and color, and source the closest match before we start.
Same profile first
Shape matters more than color for a watertight repair, so the profile has to fit the tiles around it.
Discontinued tile
When a tile is no longer made, we can move tiles from a less visible part of the roof to the repair and put the new ones out of sight.
New tiles weather in
A new tile can look brighter at first. It blends in as it weathers, and we tell you upfront if it will stand out.
How We Repair A Tile Roof
- 1
Inspect from the roof and attic
We check the tiles, ridges, valleys, and flashing, and look at the underside of the deck from the attic for the leak path.
- 2
Walk only where it's safe
Tile cracks under the wrong step, so our crew walks on the tile's strongest points and protects the roof around the work area.
- 3
Repair and match
Underlayment, flashing, and tile are repaired to Florida Building Code, with matching tiles sourced before work starts.
- 4
Test and document
We water-test the repaired area, photograph the work for your records, and remove every broken tile from the property.
Tile Roof Repair Cost In South Florida
Most of the cost comes from what's under the tile. The biggest factors are:
- How many tiles are broken, and whether matches are available
- Whether the underlayment underneath needs replacing
- Concrete, clay, or barrel tile, and how it's fastened
- Ridge, hip, valley, or wall flashing work
- Roof height, pitch, and how easy it is to reach
Tile Roof Repair: Most repairs range $500–$1,500+ depending on the extent of damage.
Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Repair or re-roof?
A healthy tile roof can be repaired for decades. Re-roofing makes more sense when you see:
- The underlayment has aged out across the whole roof (often 20–30 years)
- Leaks are showing up in several places at once
- Large numbers of tiles are cracked, loose, or no longer made
If we see them, we'll tell you plainly and quote a new roof installation next to the repair so you can compare.

How Much Does Tile Roof Repair Cost In South Florida?
Most repairs range $500–$1,500+ depending on the extent of damage. Replacing a few broken tiles costs far less than lifting a section to replace the underlayment underneath. Final pricing is determined after a free on-site inspection. Actual cost depends on roof size, material, extent of damage, and other job-specific factors.
Can A Single Broken Roof Tile Be Replaced?
Yes. A cracked or broken tile can usually be replaced on its own without disturbing the rest of the roof, as long as a matching tile is available and the underlayment beneath it is still sound.
Why Is My Tile Roof Leaking When The Tiles Look Fine?
Roof tiles shed most of the rain, but the underlayment beneath them is the real waterproofing layer. When it wears out, water gets through even though the tiles look perfect from the street. The fix is to lift the tile in that area, replace the underlayment, and re-lay the tile.
How Long Does Tile Roof Underlayment Last In Florida?
The tiles can last decades, but the underlayment under them typically needs replacing every 20 to 30 years in Florida's heat. If it has failed in one area, it can be repaired in that section. If it has aged out across the whole roof, it's time for a new roof installation, and the good tiles can sometimes be reused.
Can You Walk On A Tile Roof?
Only carefully, and only on the strongest part of each tile. Stepping in the wrong place cracks tiles, which is why roofs often leak after other trades have been up there. We know where tile can take weight and protect the roof while we work.
Do You Repair Clay And Barrel Tile Roofs?
Yes. We repair concrete, clay, and barrel (S-tile) roofs. Clay needs extra care because it's more brittle, and barrel tile has to be re-set with mortar or foam adhesive so it stays put in hurricane winds.
Does Insurance Cover Storm Damage To A Tile Roof?
Tiles broken or lifted by a hurricane or windstorm are often covered by homeowners insurance, while wear and aged underlayment usually aren't. We photograph and document storm damage for your claim as part of our storm damage repair service.
Does Florida's 25% Rule Mean I Need A Whole New Roof?
Not always. If your roof was built to the 2007 Florida Building Code or later, a repair covering 25% or more of the roof generally only needs the repaired section brought up to current code, not the whole roof. Older roofs can be treated differently, so we check your roof's history before we quote.
Do You Warranty Tile Roof Repairs?
Yes. Tile repairs come with our workmanship warranty, and we walk you through what it covers before a single tile comes off the roof.
